Home Inspector in Alvin & Manvel

Manvel and Alvin are two of the fastest-growing areas in Brazoria County — and with that growth comes a surge of new construction homes where a thorough

third-party inspection is essential. Capstone Home Inspection Services provides InterNACHI certified home inspections throughout Manvel, Alvin, and southern Brazoria County, with infrared thermal imaging included in every inspection at no extra charge.

Why Alvin/Manvel Buyers Choose Capstone

New Construction Needs Independent Eyes

In fast-developing areas like Meridiana, Iowa Colony, and Savannah, builder-hired inspectors and city code inspections are not the same as a thorough buyer's inspection. Travis Radney provides independent new construction inspections that check beyond code minimums — looking at system installation quality, drainage, HVAC sizing, and the shortcuts that sometimes appear when builders are working fast to meet demand.

Older Alvin Homes Have Their Own Concerns

Historic downtown Alvin and established neighborhoods have a different checklist: aging mechanical systems, older electrical panels, and the long-term effects of Brazoria County's expansive clay soils on foundations.

 What's Included in Every Inspection

  •   Full structural assessment (foundation, framing, roof)

  •   HVAC, plumbing, and electrical systems

  •   Attic and crawl space inspection

  •   Infrared thermal imaging — detects hidden moisture, missing insulation, and electrical       hot spots invisible to the naked eye

  •   Detailed report with photos delivered within 24 hours

Common Issues Found in Alvin/Manvel Homes

  • Drainage and lot grading — Brazoria County's flat terrain and heavy clay content make proper lot grading critical. Standing water near foundations is a

  • recurring issue in both new and established construction

  • New construction deficiencies — Fast-paced subdivision development creates conditions for missed inspections, improper installations, and builder shortcuts that a buyer's inspector can document before closing

  • HVAC sizing — New construction HVAC systems are sometimes oversized or undersized for the home's actual load. This affects efficiency and humidity control

  • Attic insulation and ventilation — New builds in Manvel and Alvin sometimes have inadequate attic ventilation, leading to heat buildup and eventual moisture issues

  • Foundation settlement — Brazoria County clay soils cause differential settlement, particularly in the first 1–3 years after construction. Travis notes early indicators

About Your Inspector

Travis Radney is an InterNACHI certified home inspector based in the South Houston area. He holds advanced certifications in IRC (International Residential

Code) and has completed continuing education in structural analysis, moisture intrusion, and Texas-specific building standards. He's a home inspector — not

a contractor with an inspection side business. Inspections are his only job, which means he has no financial incentive to minimize findings.

Frequently Asked Questions

Do you inspect new construction homes in Meridiana?

Yes. New construction in Meridiana, Savannah, and Iowa Colony is a regular part of Capstone's workload. Travis provides pre-closing inspections that go beyond what municipal code inspectors check.

How soon can I get a report?

You'll receive your full written report with photos within 24 hours of the inspection. For most inspections, same-day delivery is available.

Do you do pre-pour foundation inspections?

Pre-pour (slab pre-pour) inspections require scheduling before the concrete is poured. Contact Travis as early as possible in your build process if you want a pre-pour inspection — timing is critical.

How long does a home inspection take?

Most Friendswood homes take 3 to 5 hours depending on size and age. Travis prefers buyers meet with him at the property at the end of the inspection to review findings.

Can you inspect during the week?

Yes — weekday, evening, and Saturday appointments are available. Travis works around your schedule and your agent's timeline.
