Garage-to-Home Door Requirements Texas Inspectors Check


The door connecting your attached garage to the interior of your home is one of the most safety-critical components a home inspector examines — and one of the most commonly deficient. Most homeowners never give it a second thought, but that single door is your primary line of defense if a fire starts in your garage. In Texas, TREC-licensed inspectors are required to evaluate this door during every residential inspection, and the requirements are specific.


First, the door itself must be fire-rated. The standard requirement for a door between an attached garage and the living space of a home is a solid wood door at least 1-3/8 inches thick, a solid or honeycomb steel door at least 1-3/8 inches thick, or a door rated for a minimum of 20 minutes of fire resistance. The purpose is simple: a garage contains flammable materials — gasoline, paint, solvents, vehicles — and a fire can escalate rapidly. A properly rated door buys occupants critical minutes to escape and slows the spread of fire into the living area.


Second, the door must be equipped with a self-closing mechanism. This is a requirement that fails inspection more often than you might expect. Homeowners frequently remove or disable self-closing hinges because they find them inconvenient. Some older homes were never equipped with them at all. During an inspection, our inspectors will open and release the door to confirm it closes and latches completely on its own. A door that swings shut but doesn't fully latch is considered a deficiency — it provides no reliable barrier in the event of a fire or carbon monoxide buildup from a running vehicle.


Third, inspectors look at the threshold and the door frame itself. There should be no open gaps between the door and the frame that would allow fire, gas fumes, or carbon monoxide to pass freely into the home. Some inspectors and codes also flag pet doors or mail slots cut into garage-to-home doors, as these openings compromise the fire barrier entirely. If you've ever seen a small cut-out added to a garage door for a pet, that modification may have voided whatever fire rating the door originally had.


Fourth, the condition and hardware matter. A fire-rated door that has been severely damaged, repainted excessively, or had its hinges compromised may no longer perform as intended. Inspectors check that the door operates smoothly, latches securely, and shows no signs of damage that would reduce its effectiveness.


This issue shows up regularly in homes throughout Southeast Houston. In communities like Webster, Clear Lake, Pasadena, and Friendswood, many homes were built in the 1970s through the 1990s when these standards were either just being adopted or not consistently enforced. In newer construction in Pearland, Manvel, and Alvin, the doors are more likely to be correct — but even new builds occasionally have self-closing hinges that are improperly installed or missing altogether.


For home sellers, a deficient garage-to-home door is an easy and relatively inexpensive fix before listing. Replacing a non-compliant door typically costs a few hundred dollars, and adding or replacing self-closing hinges is a minor hardware expense. Addressing this before a buyer's inspection removes a potential negotiation point and demonstrates that the home has been well cared for.


For buyers, this is one of the items worth verifying on your inspection report before closing. If your inspector flags the garage-to-home door, don't treat it as a minor checkbox. Ask the seller to bring it into compliance or account for the cost in your negotiations. It's a straightforward fix, but it's a genuine life-safety issue.
